There isn't anything that we miss in your home.The report is 24 pages in which one copy is given to the builder/realtor,one for our file and you receive yours in a three ring binder book with photos and e-file sent to you and your realtor.

New homes don't mean they are perfect. This means that they are new construction and new paint, appliances and the property is free of defects This is the biggest misconception in today's new houses. That is why we offer Three Inspections on "NEW HOMES. * The first one is Pre-Drywall Report to check all framing and electrical, HVAC, and foundation are done to specs before all walls go up. * Second inspection,The Punch Lists Report, given to you and your builder before you go to your settlement on the house. This is work that has to be done * Third and last one is, One-Year Walk Through (this is your Warranty) to make sure that all work has been done to your new home and the builder will be making the repairs to the home; not you. All of these inspections, will save you money down the road. All reports are given to you and gone over at the end of each inspection.

 The home inspection issues that really matter will fall 

into four categories

Major defects: An example of this would be structural failure.

Conditions that usually lead to major defects, such as a small roof flashing leak.

Things that may hinder your ability to finance, legally occupy, or insure the home.

Safety hazards, such as an exposed, live buss bar at the main electric panel.


Most home sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. Because no home is perfect, it is important as a buyer to keep things in perspective. It is not customary to demand that a seller address deferred maintenance or conditions already listed on the seller's disclosure statements. Many times the home owner has already decided whether to repair an item or not prior to your showing. But you can ask for money to be taken off the selling price so you can do the repairs that might be needed.
